Answers to Your
Questions

What is a Ladybird Deed?

A Ladybird Deed (or Transfer on Death Deed) is a revocable/amendable deed in which you specify one or more beneficiaries to receive your home or other real property if you pass away.

Typically, when someone dies, their heirs or Will beneficiaries go to Probate Court and get authority to transfer the property to the heirs or beneficiaries.  A Ladybird Deed lets you SKIP that expensive & time consuming process.

No problem!  You keep full control over your property during your lifetime.  You can revoke the Ladybird Deed & sell or refinance your property at any time.

We provide a Revocation Package with the forms & instructions you need to revoke your beneficiary designation if you change your mind.  To set a NEW beneficiary, simply complete and record a new Ladybird Deed.

Making someone an immediate co-owner means you lose control over your property: they must consent to any sales or financing transactions.  This co-owner’s liens and debts affect your property & could cause you to lose the home.  The new co-owner also may incur Capital Gains Taxes which could have been avoided through inheritance via a Ladybird Deed.

Our firm provides the necessary forms and instructions for your beneficiaries to easily accept your Property at your death.  If you ask, we will also send the Acceptance Package to your beneficiaries now, so they are ready when the time comes.

Our low flat fee includes all of the services listed.  If future services are needed, we will be happy to discuss those with you or your beneficiaries based upon our rates & availability at that time.
