What is a Ladybird Deed?
A Ladybird Deed (or Transfer on Death Deed) is a revocable/amendable deed in which you specify one or more beneficiaries to receive your home or other real property if you pass away.
What happens to my home if I die?
Typically, when someone dies, their heirs or Will beneficiaries go to Probate Court and get authority to transfer the property to the heirs or beneficiaries. A Ladybird Deed lets you SKIP that expensive & time consuming process.
What if I want to sell or refinance my home later?
No problem! You keep full control over your property during your lifetime. You can revoke the Ladybird Deed & sell or refinance your property at any time.
What if I want to change my beneficiary?
We provide a Revocation Package with the forms & instructions you need to revoke your beneficiary designation if you change your mind. To set a NEW beneficiary, simply complete and record a new Ladybird Deed.
Why shouldn’t I add someone to my deed as Joint Tenants with Rights of Survivorship?
Making someone an immediate co-owner means you lose control over your property: they must consent to any sales or financing transactions. This co-owner’s liens and debts affect your property & could cause you to lose the home. The new co-owner also may incur Capital Gains Taxes which could have been avoided through inheritance via a Ladybird Deed.
How will my beneficiary know what to do when I die?
